  • Mandatory 40+ years experience as a licensed California Architect, NCARB certified
  • Demonstrate exceptional proficiency in creating detailed, hand-drawn architectural sketches and renderings, specializing in commercial and high-end residential designs, to produce visually compelling conceptual drawings for client presentations and plan sets.
  • Leverage hand-drawing skills to enhance client engagement.
  • Integrate hand-drawn designs with digital workflows, ensuring seamless translation into construction documents.

Project Management and Oversight

  • Bring 40+ years of experience as a licensed architect, serving as Architect of Record for diverse projects, including residential, commercial, and mixed-use developments valued up to $100 million, with a track record of delivering 95% of projects on time and within budget.
  • Oversee all project phases, from schematic design to construction administration, designing, stamping, and signing construction documents to ensure compliance with the 2022 California Building Code, ADA standards, and local ordinances.
  • Coordinate multidisciplinary teams, including structural, MEP, and civil engineers, to streamline project execution, reducing design conflicts by 20% through effective collaboration.

Technical Proficiency

  • Utilize AutoCAD, Revit, and BIM software to complement hand-drawn designs, enhancing drafting efficiency and accuracy for construction documents and 3D models.
  • Oversee MEP coordination and structural engineering integration, ensuring seamless incorporation of HVAC, electrical, plumbing, and seismic design requirements, achieving a 98% compliance rate with jurisdictional reviews.
  • Stay abreast of emerging technologies, such as AI-driven design tools and parametric modeling, to optimize project workflows and reduce design revision time by 15%.

Client Engagement and Leadership

  • Foster strong client relationships through clear communication and tailored design presentations, achieving a 50% increase in client satisfaction scores on past projects.

Regulatory and Permitting Experience

  • Ensure compliance with CBC, Title 24 energy standards, and local zoning regulations, successfully managing permitting for over 1,000 projects across residential and commercial sectors.
  • Conduct thorough code research and coordinate with building officials to resolve plan check comments, minimizing revisions and maintaining project schedules.


Compensation:

  • $1,000/month for supervision, review, and stamping of construction documents for up to two projects per month.
  • $100 per stamped plan sheet for any additional projects beyond the two-project monthly limit.
