THE ROLE: The Land Acquisition Analyst is responsible for providing analytics and market intelligence to target opportunities, competitive data, and show customer trends to allow the team to find the best potential buys. Works closely with the feasibility team to provide the information to make the best-informed decisions.
DAY IN THE LIFE:
- Develop local market intelligence including key markets, pricing trends, competition, opportunity markets.
- Works closely with feasibility team to prepare proforma underwriting and presentation to senior executive approval team.
- Evaluate opportunities to determine fit within the division buy box and project feasibility.
- Provides in-depth analysis of real estate transactions under consideration, applying market data and comparative pricing analysis.
- Understands contracts and can support the evaluation and documentation of a deal and quickly pull information for the asset team.
- Works closely with feasibility team to determine proforma and presentation to senior executive approval team.
- Supports the deal making process to underwrite, provide critical information, pull market data, and respond to team analytical needs.
- Reviews all selling platforms to identify opportunities and share with the asset team.
- Pulls MLS data to support the asset team to determine appropriate pricing and advise and maintain on portfolio pricing up through sale.
- Shares comp and market data with the selling team to provide competitive information to support sales effort.
- Tracks status of all prospective acquisitions from evaluation through corporate approval and project launch.
- Shops the market to become familiar with relevant comps, neighborhoods and submarkets to sharpen valuation methodology and accuracy.
- Engages in business development activities to enhance agent relationships and build TJH brand.
- Conducts underwriting to ensure deal metrics meet buy box criteria.
WHAT YOU’LL NEED:
- Bachelor’s degree in asset management or related field
- 1-2 years’ experience in asset management, Land Acquisition
- Experience working in Residential Construction / Real Estate preferred
- Valid Driver's License
WHAT WILL SET YOU A PART:
- Strong research and assessment skills to uncover deals and determine feasibility.
- Uses a variety to sources to collect market data and integrate into the focused areas and deals to go after
- Understand all elements of the homebuilding process from sourcing to selling.
- Able to read and understand housing plans and dimensions.
