Responsibilities / Duties: Conduct Facility Condition Assessments of facility / building electrical systems in the field utilizing an electronic tablet to enter building condition information into the Facility Condition Assessment software application, quantify and describe the electrical systems of the building being assessed and the deficiencies found. Communicate in a concise written report the condition of the building systems found for inclusion in the assessment report. Communicate and collaborate with cost estimators preparing the deficiency cost estimates and assist the project team in grouping noted deficiencies and developing “projects” to address the deficiencies found.
During the field assessment process, interview the Facility Operating Engineers to determine existing issues and problems to inform and guide the assessment of possible areas of concern during the Condition Assessment, from exposed system components, facility age and obvious historical maintenance and refurbishment activity identify concealed system components and deficiencies.
Minimum Requirements: 5 to 15 years of experience in the design, construction and/or operation of capital projects, commercial and governmental facilities. The Facility Assessment Electrical Engineer shall be:
- Knowledgeable of applicable building codes and criteria as necessary to examine field conditions to determine the work required to bring existing facilities / buildings into compliance.
- Able to identify electrical systems (including high and low voltage) and issues with the system
- Able to identify concealed electrical system components and postulate issues with concealed systems from facility engineer’s input, exposed and accessible system components and system operation
- Able to quantify electrical system capacity and loads and verify capacity of system to supply the loads
- Able to identify control systems and operating deficiencies
- Able to identify general and special electrical components and materials and deficiencies therewith, such as, but not limited to,
- Transformers
- Switch gear
- Motor control centers
- Panel boards
- Wiring
- Lighting fixtures
- Able to identify electrical and general building components and materials from As-built drawings
- Able to reasonably estimate the age of building system or components
- Able to identify electrical systems interaction with general architectural finishes
- Ceiling Type
- T-grid, plaster, concealed spline, etc.
