JOB DECRIPTION
Van Acker Construction (VAC) is looking for an Associate Project Manager (ASPM) to join our growing team to support and manage the construction of complex high-end residential projects.

The Associate Project Manager assists the Senior Project Manager by being the daily ‘eyes and ears’ on the project, overseeing the financial aspects of the project as well as construction progress. The ideal candidate will possess a penchant for detail with a commitment to quality and ‘getting it right the first time’. The ASPM plans strategically, communicates effectively, adapts to evolving priorities, and works collaboratively to successfully manage and execute high-end residential projects.

As Construction Managers and General Contractors, Van Acker Construction (VAC) is the firm with overall responsibility for all activities on the project. The Associate Project Manager reports to the Senior Project Manager may be tasked with overseeing the work of the Assistant Project Manager (APM) and Project Assistant (PA).

This role is based out of the Mill Valley, CA office and requires periodic travel to the jobsite in San Francisco to meet with site superintendents, monitor construction progress, and consult with subcontractors, architects, and clients or client representatives.

JOB DUTIES
Include but are not limited to the following:

  • Assist the Senior Project Manager in managing, overseeing and coordinating most facets of pre-construction, project development, construction management, and project close-out
  • Monitor budget and cost activities: develop and maintain the budget, manage change orders and purchase orders, ensure financial accuracy of the project at all times, and proactively address potential changes in costs and/or scope
  • Assist in developing the project schedule, monitor construction progress to ensure schedule milestones are met, and proactively identify and address delays and/or changes in schedule
  • Create and maintain strong relationships with all stakeholders and team members through clear, concise, and proactive communication; skillfully manage expectations and resolve issues
  • Attend and potentially lead project meetings including design team, client, and/or internal team meetings
  • Other duties may include analyzing material use and time constraints, inspection work, creating bid packages, writing scopes, reviewing monthly client billings, and other tasks as required


EDUCATION, EXPERIENCE AND SKILLS

  • Bachelor’s Degree in Architecture, Engineering, Construction Management or related field or equivalent in years of experience
  • Minimum 10 years related work experience preferably in high-end residential construction, including at least 2 years of construction project management
  • Professionalism in dealing with architects, subcontractors, consultants, engineers, clients, and co-workers
  • Independent and self-starting with strong attention to details, deadlines, and a commitment to excellence
  • Thorough and confident understanding of math, job cost tracking, budgeting, estimating
  • Able to read drawings and write scopes
  • Looks ahead and organizes activities to stay on top of the project’s needs
  • Excels at articulating ideas and concepts clearly and concisely and enjoys tackling complex challenges and finding solutions
  • Ownership: Is committed to the success of the project, the team, and the company
  • Leadership: inspires and motivates others, resolves conflicts while minimizing drama, and adapts to change
  • Strong computer skills including intermediate or advanced Excel, Google Docs, Adobe, and cloud-based storage systems (i.e., Box and Dropbox).
  • Must live in the local area and be authorized to work in the U.S.
  • The Associate Project Manager will be required to travel between the office and the jobsite, have reliable transportation, and must meet the Company’s driving requirements.


BENEFITS AND COMPENSATION
Group Medical / Vision / Dental, Paid Time Off (PTO), Paid Holidays, 401k with Company Contribution.

Base salary is $150,000 - $170,000 per year (DOE), plus annual discretionary bonus. Please note the posted salary is an estimated range that will be adjusted for skillset and experience.

This is a full time exempt (salaried) position based out of the Mill Valley office. Travel to the jobsite in San Francisco will be necessary at times. Overtime may be required during various phases of the project.
