Job Description – High-End Residential Construction Superintendent

Position Overview

We are seeking an experienced and detail-oriented Residential Construction Superintendent to oversee the full lifecycle of multiple mid level and high-end custom home construction projects in San Francisco and the East Bay area.

The ideal candidate will have comprehensive knowledge of new construction processes—from permitting, utilities and site work through finishes and closeout—with the ability to manage subcontractors, schedules, budgets, quality control, inspections, and client expectations.

The Superintendent will serve as the on-site leader, ensuring that each project is built to the highest standards of craftsmanship, meets regulatory requirements, and is delivered on schedule and within budget.

Key Responsibilities

Project Planning & Coordination

Lead daily on-site construction operations for high-end residential projects.

Review plans, specifications, shop drawings, and submittals for accuracy and constructability.

Coordinate with project manager, architect, engineers, consultants, inspectors, and local agencies to ensure compliance with design intent and regulatory requirements.

Assist in permitting, agency review, and Title 24 certification processes.

Sitework & Structural Construction

Oversee grading, utilities installation, drainage, and erosion control measures, especially on steep-slope projects.

Supervise excavation, concrete foundations, retaining walls, slabs, and structural framing (stick-built and truss systems).

Ensure layout, detailing, and installation meet design specifications and quality standards.

Experience with Steep Slope / Deep Foundations Systems is a plus.

Building Systems & Enclosure

Manage installation of roofing, windows, doors, weatherproofing, siding, and exterior finishes.

Coordinate mechanical, electrical, plumbing, and solar installations with subcontractors and inspectors.

Oversee fire safety, energy efficiency, and green building requirements.

Interior Construction & Finishes

Supervise drywall, insulation, painting, cabinetry, trim, flooring, and interior hardware installations.

Ensure millwork, fixtures, and finishes meet luxury quality standards.

Review and approve material samples and finish schedules.

Quality Control & Inspections

Implement and enforce quality assurance procedures throughout all construction phases.

Coordinate city, county, and third-party special inspections (structural, geotechnical, energy, etc.).

Perform Progress and Quality Assessments for all trades and prepare Daily Reports for the same.

Proactively resolve punch-list items before project closeout.

Project Closeout

Lead final inspections, Title 24 compliance, and certification processes.

Ensure delivery of as-builts, warranty documents, O&M manuals, and turnover packages.

Conduct client walk-throughs and ensure completion of all punch list items to satisfaction.

Qualifications

Experience: Minimum 10 years of progressive construction supervision, with at least 5 years focused on high-end custom residential projects.

Technical Knowledge: Comprehensive understanding of utilities, grading, concrete, framing, trusses, waterproofing, mechanical/electrical/plumbing systems, solar, Title 24 compliance, finishes, and closeout.

Leadership Skills: Proven ability to lead subcontractors, vendors, and field staff with strong communication and problem-solving skills.

Regulatory Expertise: Familiarity with California Building Code, energy compliance standards, environmental regulations, and permitting processes.

Technology: Proficiency with construction management software, scheduling tools (e.g., MS Project, Procore, Buildertrend), and digital plan review.

Certifications: OSHA 30, First Aid/CPR; LEED or Green Building certification preferred.

Education: Bachelor’s degree in Construction Management, Engineering, or related field preferred; equivalent field experience considered.
